Documentation required for loan application.

1. Bring a copy of sales contract including all amendments and riders.

2. Address of residences for the last two years.

3. Employers' names, addresses for the last two years (including dates of employment & income).

4. If you were a full-time student at any time in the past two years, be prepared to verify with a copy of you diploma or transcripts.

5. W-2's for the past two years and most recent pay-check stub.

6. If self-employed: provide financial statements.
    a.) Year-to-Date Profit and Loss Statements & Balance Sheet prepared and signed by an accountant and the applicant.
    b.) Signed tax returns for the past two reporting years. (Business and Personal)

7. Social Security Numbers.

8. Current names, addresses, account numbers, zip codes and balances for :
    a.) Checking & Savings Account
    b.) Credit Unions
    c.) Present creditors (car loans, charge accounts, student loans, alimony, child support, child care expenses.)
    d.) Present Mortgage Lender or Landlord
    e.) Information on cash assets; stocks, bonds, life ins., etc.
    f.) Provide last three bank statements and/or passbooks to verify source of down payment and closing costs.

9. Documents related to the following: (with letter explaining circumstances)
    a.) Judgments: provide copy of release/satisfaction
    b.) Bankruptcy: Provide copies of:
                1. Petition of Bankruptcy
                2. Schedule of Bankruptcy. (list of creditors)
                3. Discharge of Bankruptcy
                4. Other delinquent credit of record.

10. Check or cash for Credit Report and Appraisal Fee.

11. Contract on Sale of Present Home (if being sold).

12. Schedule of real estate owned: Lender, acct. #, original Sales Price, Principal Interest, Taxes, Insurance, Balance, Rental Agreement (Leases), Type of Property, etc.

IF YOU ARE A V.A. BUYER WE WILL NEED THE FOLLOWING:

14. Name and Address of Nearest Living Relative

15. If you do not have a Certificate of Eligibility you will need to bring copies of your Discharge and Separation Papers (DD-214) so we can apply for a certificate of Eligibility.
